Join us for an evening inside one of the most talked-about new homes in Richmond.

Almost everyone who has visited this Granite Avenue residence says the same thing: "This isn't like anything I've seen in Richmond." On October 21, Modern Richmond is opening the doors so you can see why.

Choose your tour, either Early Bird or Modern Richmond:

Early Bird Tour | 4:00–4:45 PM | $15 plus processing fees
A self-guided tour and a chance to stroll through the home and enjoy every design detail. Please arrive no later than 4:30 PM. Early Bird ticket holders will need to leave by 4:50 PM. No refreshments or food will be served during the Early Bird Tour.

Modern Richmond Tour | 5:30–7:30 PM | $25 plus processing fees
A self-guided tour with refreshments and appetizers by Passed and Plated, plus a panel talk with the homeowners, Interior Designer Jamie Ivey of Ivey Design Group, and Architect Josh McCullar of Josh McCullar Architects.

About the home

Tucked into Richmond's Westhampton neighborhood, the house sits on one of the narrow lots between Granite and Libbie Avenues, where every foot counts. Josh McCullar welcomed that constraint, turning tight geometry into a home that feels generous, ordered, and full of light.

The design is a study in contextual modernism. McCullar believes modern architecture should reinterpret and extend the building traditions of its place, not ignore them. Here, the scale, materials, and rhythm of the surrounding streets are carried into a distinctly contemporary form. The house belongs to its neighborhood while standing apart from it.

Inside, Jamie Ivey and Ivey Design Group led the full interior design, from space planning, finishes, lighting, and plumbing to every furniture and décor selection. The interiors and the architecture read as one vision: crafted, calm, and warm. This is a home that proves modern can feel inviting.
